The full implementation of Energy Performance Certificates (EPCs) on commercial properties came in to effect on 1 October 2008 and almost every commercial property which is sold, let or newly built must have one.

It is intended that the EPC is available at the outset of marketing to allow prospective buyers or tenants to consider energy efficiency as part of their investment or business decision to buy or occupy the building.

The EPC, which has a life of 10 years, will provide an energy rating for the commercial building which is based on the performance potential of the building itself and its services such as heating, ventilation, and lighting. The energy rating is measured on a scale of zero to 150 (the higher the rating, the poorer the performance). It is accompanied with a “Recommendations Report” which gives advice on how the energy performance of the building can be improved.
